How do you determine the right listing price?
I build a comparative market analysis specific to your property — not just your zip code. I look at active competition, recent sold data, and days on market trends to find the price that attracts buyers and creates competition, not one that sits.
What does the 102% list-to-sale ratio mean?
It means my sellers, on average, close for 2% above their list price. That's not luck — it's a result of precision pricing, preparation, and competitive offer management. Most sellers accept at or below list.
How involved do I need to be in the process?
As involved or as hands-off as you want. I communicate weekly at minimum, but daily when things are moving. Tracy Pavao handles the administrative side of closing. Your job is to be available to make decisions when offers come in.
What if my house needs work before listing?
I'll walk the property and give you an honest assessment of what to fix and what to skip. I have a full vendor directory of trusted contractors who know how to work on a timeline. We can have most properties market-ready within 30 days.
How quickly can we list?
If the property is ready, we can list within a week of our initial conversation. For properties that need prep work, I'll give you a realistic timeline at the walkthrough. I don't rush listings that aren't ready.
